About this data

Terra reports what Malaysian property has actually sold for, using transaction records published by the government as open data. This page sets out exactly where those records come from and what is done with them.

The source, and which channel

Transaction data: NAPIC / JPPH Open Transaction Data. The National Property Information Centre (NAPIC) sits within the Valuation and Property Services Department (JPPH), Ministry of Finance Malaysia.

The records used here come from NAPIC’s public Open Sales Data (Data Transaksi Terbuka), obtained through the publisher download facility that NAPIC’s own published workbook enables. The corpus is currently 569,911 transactions across all 16 states, January 2021 to June 2026.

This site does not use NAPIC’s e-Data channel. NAPIC restricts detailed transaction data through e-Data to valuers, appraisers and estate agents registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers. Terra’s author is not so registered and has not sought that access.

What is published here

Derived and aggregated figures: medians, ranges, transaction counts, the number of sales in a period, and mix-adjusted price trends. Every figure is shown with the number of transactions behind it.

Of 30,467 projects, 16,025 have enough recorded sales to report a price level. The rest say so plainly rather than estimating one from a handful of transactions. Where the evidence is thin, saying so is the accurate answer.

What is not done

No bulk download and no export facility. The dataset is not offered for download, and there is no dataset or bulk endpoint.
No data API. The site’s internal JSON endpoints exist to draw the map and the project pages. They are not documented, not offered for use by others, excluded from search indexing, rate-limited per client and capped per request.
Nothing is sold. Terra is free. There is no subscription, no payment of any kind, and no advertising.
No access restriction is circumvented. No NAPIC system requiring registration or authorisation is accessed.

Not a valuation

Transacted prices as published, not a professional valuation.

Under Malaysian law a property valuation may only be issued by a valuer registered with the Board of Valuers, Appraisers, Estate Agents and Property Managers. Nothing here is one, and nothing here should be relied on in place of one. These are records of completed sales of properties that are not for sale.
